Sanitizing is the second step, never the first. Once the dust and debris have been physically removed, an EPA-registered antimicrobial applied as a fine fog through the duct system kills mold, mildew and bacteria on the duct surfaces and neutralizes the odors that come with them. Sprayed onto dirty ducts, the same product does almost nothing, which is why we do not sell it that way.

Mold in air ducts: what is actually going on
Mold needs moisture, and in a duct system the moisture comes from the evaporator coil, a leaking condensate pan, ducts sweating in a humid crawlspace, or water damage. Killing the growth in the ducts is the easy part; unless the moisture source is fixed, it comes back. We show you where the moisture is coming from and what to do about it, and we treat the coil and pan along with the ducts.
Not every dark smudge in a vent is mold. A lot of it is dust and soot that a cleaning removes. If you want certainty, an independent air quality test before and after is the honest way to measure it, and we will never sell a mold treatment based on fear.
Smoke and pet odors
Cigarette smoke and pet odors soak into the dust film inside the ducts and into the porous liner of fiberglass duct board. Cleaning removes the film; the deodorizing treatment neutralizes what is left in the surfaces. Homes bought from smokers usually see the biggest difference.

Is duct sanitizer safe for kids and pets?
We use products that are EPA-registered for use in occupied HVAC systems, applied at label rates, with the system running afterward to clear the air. Most families are back in the house within an hour.
Does sanitizing replace duct cleaning?
No. Antimicrobials only work on surfaces they can reach. Sanitizing without removing the debris first is a waste of money, and we do not offer it that way.
Will sanitizing get rid of the musty smell?
If the smell is from mildew or bacteria on the duct and coil surfaces, yes. If it is from a wet crawlspace or a leaking pan, that source needs fixing too.
